Brief

Sit down with the principal, the operator, or the investor and understand the mandate. What's being bought, sold, or leased. What success looks like. What the off limits list is.

Surface candidates from the public market, the off market network, and our active relationships across owners, brokers, and operators in the Carolinas. A real short list, not a long one.

Underwrite

Pressure test the economics. Rent rolls, opex, lease structure, comps, capital stack. We say what the deal really is, not what the offering memo wants it to be.

Execute

Negotiate, paper, close. Keep the principal informed without flooding the inbox. Hand off clean files at closing so the asset manager or the operator can take it from day one.
